County of Monterey Planning Projects Impacting Water, Affordable Housing and Vacation Rentals Move Forward

The week of April 26 has been a week of milestones and success for County of Monterey’s Housing

and Community Development (HCD) and its Planning staff as well as good news

for the local community and economy as the outcomes will impact more housing

and tourist rentals.

During the week of April 26, two County of Monterey land use commissions and the Board of

Supervisors took positive action on several major Planning Department projects

which will impact and improve affordable housing options in the county as well as

new vacation rental applications so that property owners can operate under the

current county ordinance.

These approvals and considerations mark the culmination of years of work by

County staff working with developers and property owners to bring additional

affordable housing to our community.

Land use issues/projects heard during the week of April 26:

• The County of Monterey Planning Commission considered a water

allocation policy that will free water for development on the Monterey

Peninsula. The Planning Commission will review the policy again on May

23 and forward a recommendation to the Board of Supervisors.

• The County of Monterey Planning Commission approved a subdivision in

Carmel Valley on Val Verde Road. 59 single-family dwellings and 15

townhomes to be dedicated for low-income households.

• The County of Monterey Board of Supervisors approved rezoning for the

September Ranch (One Carmel) subdivision which will make way for up to

22 affordable housing units in that subdivision.

Also, the Zoning Administrator approved 7 more vacation rental

applications on Thursday. This brings the total number of commercial vacation

rentals approved under the new vacation rental ordinance to 36.

Vacation Rental applications remain active in the County’s Permit Center with

planning staff continuing to process applications for property owners to be in

compliance with local regulations which balance residential concerns with the

importance of short-term rentals within the county tourism industry.
